Preparation decides the finish
Most bad painting is not caused by the final coat. It comes from poor filling, sanding, dust removal, masking and rushing between coats.

Bathrooms and kitchens need durable, washable finishes. Bedrooms and living rooms can use softer finishes, but high-traffic rentals usually need tougher paint.
Do a small test patch
Paint looks different in morning light, evening light and under warm bulbs. Test before buying enough for the whole property.
